Northpoint on Jarvis Creek Earned National Recognition: Gold Nugget Award of Merit

Northpoint on Jarvis Creek received a 2026 Gold Nugget Award of Merit, selected from a field of more than 800 entries across North America. The award named the community a finalist for the Grand Award in the Best On-the-Boards Affordable Housing Community category.

About the Award

The Gold Nugget Awards are presented by PCBC and the California Building Industry Association and rank among the longest-running residential design, planning and development programs in the country. A Blue Ribbon panel of judges names Award of Merit recipients as finalists in each category before a single Grand Award winner is selected. The 63rd annual ceremony took place July 29, 2026, at the Gaylord Pacific Resort and Convention Center in Chula Vista, California.

An on-the-boards category puts the focus squarely on the plan itself, which means Northpoint was recognized for how affordability, partnership, housing choice and site design come together before anyone moves in.

The Community and Why it Matters

Northpoint sits on an 11.4-acre infill site and will deliver 157 residences: 145 stacked apartments and 12 townhomes. Our crews are on site now.

The community was developed through a public-private partnership between the Town of Hilton Head Island and OneStreet Residential. Homes will be offered across four affordability levels, from 60% to 150% of Area Median Income. Rather than serving one income range or one housing type, Northpoint mixes both into a single cohesive neighborhood.

The site plan works with the constraints of the parcel instead of against them. A long, narrow footprint and limited access turned into pedestrian-scaled streets, connected trails and open space, and five gathering areas: the Hub, Central Green, Community Gardens, Live Oak Commons and the Preserve. Lowcountry-inspired architecture, shaded porches and durable materials keep the community rooted in the island’s character, while native plantings, biofiltration swales and preserved tree canopies handle the environmental side of the plan.

DTJ DESIGN served as architect, planner and landscape designer. SeamonWhiteside served as civil engineer.

Hilton Head Island runs on people who have been priced out of living there. Servers, nurses, teachers, tradespeople and hospitality staff keep the island working, and many of them make long drives to do it.

Housing built across a range of affordability levels changes that math. It gives the island’s workforce a way to live near where they work, and it gives local employers a workforce that is not spending two hours a day in the car. Shorter commutes return time to families. Stable, attainable housing keeps businesses staffed. Over time, that connection between housing access and economic sustainability is what keeps a community strong.

For municipalities facing the same pressure, Northpoint is a useful example of what happens when public land and policy priorities are paired with private development capability.

Recognition in an on-the-boards category means the plan is strong. Getting 157 residences out of the ground and delivered is the next part, and that is the part our teams handle.

Celebrating this award alongside OneStreet Residential and the Town of Hilton Head Island is an honor.
