Celebrating the Groundbreaking of Northpoint on Jarvis Creek, Hilton Head’s Newest Workforce Housing Community
CF Evans recently joined community leaders and project partners to celebrate the groundbreaking of Northpoint on Jarvis Creek, a new workforce housing community planned for Hilton Head Island. The ceremony, held on February 12, marked the official start of construction on a development that will expand workforce housing options for the island’s essential employees.
The project is being developed through a collaboration between the Town of Hilton Head Island, OneStreet Residential, and RBC Community Investments. Together, the partners are working to address the growing demand for housing for the individuals and families who support Hilton Head Island’s local economy.
Planned for approximately 11 acres, Northpoint on Jarvis Creek will feature 157 apartment homes offering one-, two-, and three-bedroom floorplans. The community is designed to serve households earning between 60 and 150 percent of the Area Median Income, helping provide attainable housing options for many of the professionals who work on the island every day, including educators, healthcare providers, hospitality workers, and skilled tradespeople.
The Town of Hilton Head Island has played a key role in supporting the project by providing a 65-year ground lease, zoning approvals, and funding assistance for site work through the American Rescue Plan Fund. These efforts reflect a shared commitment to expanding housing opportunities and strengthening the island’s long-term economic stability.

Construction of Northpoint on Jarvis Creek is now underway. Lease-up is expected to begin in summer 2026, with the first apartments anticipated to be available in early 2027 and substantial completion targeted for summer 2027.
